What is an Architectural Plan? Why is it Important When Buying a Home and Planning Your Living Space?

When buying a home, focusing solely on square footage, room count, or the overall appearance of the house is not enough. An architectural plan is an essential resource for properly assessing existing spaces, arranging your furniture efficiently, and planning potential future modifications.

At EvSpector, as part of our technical inspections that help you better understand the current condition of a property and make informed decisions, we also evaluate the architectural plan. So, in what areas can an architectural plan assist you?

1. Utilize Your Living Spaces More Efficiently

An architectural plan allows you to understand the dimensions of rooms and the layout of interior spaces. With this information, you can evaluate whether your existing furniture will fit your home and accurately determine the dimensions of new furniture you intend to purchase.

For example, before moving into a flat you are considering purchasing, you can plan whether your sofa will fit in the living room, whether the dining table will narrow the usable area, or whether there is sufficient space for your desk.

This reduces potential layout issues post-move and allows you to organize your living spaces according to your needs.

2. Evaluate Sunlight and Façade Orientation

The direction a home faces and the positioning of its windows are key factors affecting living comfort. An architectural plan helps you see the location of windows and rooms, allowing you to evaluate these spaces more consciously.

Based on this information, you can:

  • Identify areas where you can benefit more from natural daylight.

  • Plan functional zones such as work desks or relaxation corners.

  • Choose curtains and blinds according to window dimensions and locations.

  • Arrange your TV, desk, and other furniture taking lighting conditions into account.

Keep in mind that while an architectural plan provides information about room and window locations, sunlight duration and light angle throughout the day also depend on other factors, such as the surrounding buildings and seasons.

3. Plan Future Modifications

Over time, you may want to make changes to the home you purchased. Combining two rooms, relocating a doorway, or creating a different interior layout are examples of such modifications.

An architectural plan can serve as a guide for understanding the placement of walls and structural system elements, if any. This allows you to start evaluating the feasibility of your planned changes in advance.

However, an important point must not be overlooked: Whether a wall is load-bearing cannot be conclusively determined solely by looking at an architectural plan. Before carrying out operations such as wall removal, door opening, or wall relocation, the necessary project documentation and technical evaluations must be performed by a qualified civil engineer or relevant experts. In cases where intervention in the load-bearing system is required, necessary permits and regulatory compliance must also be considered.

4. Verify Home Dimensions

When purchasing real estate, it is important to evaluate the accuracy of the dimensions and area details provided to you. An architectural plan helps you examine room measurements and the approximate usable area of interior spaces.

Through the architectural plan included in the EvSpector report, you can perform the following checks:

  • Examine the dimensions and usable areas of rooms.

  • Compare the information on the plan with the dimensions shared by the seller or real estate agent.

  • If you notice discrepancies between dimensions, address the matter with the seller or real estate agent.

  • Assess the suitability of spaces for your needs in terms of furniture layout and daily use.

To understand the reason for dimension discrepancies, on-site measurements and examination of relevant project documents may be required when necessary.

5. Scope of the EvSpector Architectural Plan Inspection

EvSpector's architectural plan study aims to help you better understand the interior spaces of a property and use those areas efficiently.

Within the scope of this package, you can utilize the dimensions and layout information from the architectural plan. However, determining the external dimensions of the building, as well as the dimensions and locations of structural beams, are outside the scope of this service.

Therefore, the architectural plan study should not be considered an engineering project or structural system analysis evaluating all structural characteristics of the building.

Plan Ahead Before Buying a Home

Before purchasing a home, you need to consider not only your current needs but also your future usage. An architectural plan can assist you in many areas—from furniture layout and space utilization to comparing dimensions and preliminary evaluation of potential modifications.

EvSpector offers technical inspection and reporting services to help you evaluate the current condition of your real estate more consciously. Get to know your home better before purchasing, plan your living spaces correctly, and base your decisions on solid information.
